Rent-to-Own Gaining Favor Once Again Rent-to-own options are becoming popular again after falling out of favor during the last couple of decades when mortgages were easy to get.The advantages of rent-to-own to buyers include a way around poor credit, an opportunity to rebuild credit worthiness and a way to try out homeownership without making a costly commitment. For sellers, it offers cash flow from properties that might otherwise just be sitting there. In some parts of the country, like Florida, rent-to-own arrangements are fairly commonplace, but in other parts of the country developers are only beginning to experiment with this form of purchase. In the Boston area, Economic Development Financing Corp. (EDFC) and Trinity Financial are two affordable-home developers that have introduced experimental rent-to-own programs. Eric Gedstad, spokesman for MassHousing, a state agency that finances housing construction, says his agency is supportive."As the lender, we are gratified that the developer has cash coming in. It makes sense for potential homeowners. The more time that goes by the better the opportunity for someone to repair his credit."Source: Boston Globe, Robert Preer (08/31/2008)

Where are we going? Recession or Depression?
Well, we are all worried about it and the Smart Investor is really considering their options in today's market. Real Estate and Stocks are all over the place! So what are we to do? What really will come of the entire market? Who really knows. What we do know is that many intelligent people are making claims.
Greenspan Calls for 'Nationalization' of GSEs
Former Federal Reserve Chair Alan Greenspan told CNBC Thursday that falling U.S. home prices “are nowhere near the bottom” and the turmoil isn’t close to abating. He said the odds of recession are 50-50 and achieving stability will “take awhile.”Greenspan called Fannie Mae and Freddie Mac a "major accident waiting to happen" and said the solution is "nationalization" of the companies, a restructuring involving an infusion of taxpayer money and eventual sale back to the market as "five or 10 separate entities." So maybe the bottom isn't here! We have been evaluating different markets and would love your imput also. In our area of Destin Florida, most people can afford between $1,000 - $1750 a month...that includes taxes, insurance, etc. Guess what...you can't buy anything for that these days..well you can, but you have to look deeper into the short sale market. We are helping people get involved in these types of properties....let us tell you more today!
